The Distressed Asset Life Cycle and Voit Asset Services Platform.

The Distressed Asset Life cycle begins when a loan reaches maturity and/or a borrower can no longer make interest payments. This default “flashpoint” initiates a pre-foreclosure process where certain lenders may require real estate information and services in order to forumulate a work-out or foreclosure plan. During this time, Voit can provide clients with receivership services, property and association management, construction and development services, loan note sales, market research and an Asset Busienss Plan detailing strategic alternatives.

Life Cycle of a Distressed Asset

If loan modification discussions are unsuccessful and the lender chooses foreclosure, the new owner can proceed to stabilize the asset over a projected hold period or sell the property using the Asset Business Plan as a strategic document for executing a post-foreclosure strategy that maximizes value recovery while minimizing financial risk. Whether the asset is held for one to three years or the client determines an immediate sale is warranted, Voit’s asset management team supports our clients every step of the way in implementing the best strategy for your property or portfolio.
